Every Rio Grande Valley city has a personality. So what happens when we match McAllen, Mission, Edinburg, Brownsville, South Padre Island and the rest of the RGV with SEC schools?

This might start a fight in the Rio Grande Valley.

College football fans know every SEC school has its own personality. Some programs walk into the room expecting everyone to know their résumé. Others are polished, traditional and quietly confident. Some are growing fast and demanding attention, while others have been underestimated for years.

The funny thing is, you could say almost exactly the same thing about the communities that make up the Rio Grande Valley.

From McAllen and Mission to Harlingen, Brownsville, South Padre Island and Starbase, every part of the RGV brings a different personality, lifestyle and real estate market.

So naturally, we had to ask: If RGV cities were SEC schools, who would they be?

McAllen

Alabama

If there is one RGV city that can point to its résumé, it's McAllen.

As one of the Valley's major centers for shopping, dining, business, healthcare and entertainment, McAllen has developed a reputation that reaches far beyond the city itself.

Verdict: McAllen is Alabama.

North McAllen

North McAllen gets its own matchup because it has developed an identity all its own.

Think established neighborhoods, newer upscale development, shopping, restaurants and a polished residential feel.

For buyers considering North McAllen real estate, the area can be especially attractive when location, neighborhood character and access to amenities are high on the priority list.

Come on. Was this one even difficult?

Sharyland has long carried a reputation for attractive communities and beautiful homes throughout the Mission and McAllen area.

It doesn't have to scream for attention. It simply shows up looking good.

Mission has been an important part of the RGV for generations and continues to evolve as the Valley grows.

The city offers established neighborhoods, newer residential communities, commercial development and convenient access to McAllen while maintaining an identity all its own.

Palmhurst doesn't necessarily demand the spotlight.

But when buyers start talking about space, location and alternatives around Mission and McAllen, Palmhurst often enters the conversation.

This matchup almost writes itself.

Edinburg combines strong community identity with major growth and an important university presence.

Its position between San Juan and Donna gives residents convenient access to surrounding RGV communities while maintaining a smaller-city feel.

Donna

Kentucky
“Established, dependable, and has been doing its thing long before growth became trendy.”

Before explosive growth became one of the biggest stories in the Rio Grande Valley, Donna was already Donna.

It's an established community with deep Valley roots and a location along the Mid-Valley corridor that keeps it connected to surrounding cities.

Weslaco

Tennessee
“Growing like crazy, full of energy, and suddenly everyone wants to move there.”

Weslaco has increasingly become one of the communities people mention when discussing growth in the Mid-Valley.

Its location between the McAllen and Harlingen sides of the RGV gives it an important geographical advantage, while continued residential and commercial activity has brought more attention to the city.

Mercedes

Mercedes sits in an interesting position in the Valley.

It's established, centrally located within the Mid-Valley and surrounded by some of the growth reshaping the region.

Harlingen

Harlingen has something many RGV communities would love to replicate: location.

Its position makes it an important connection point between different parts of the Valley while maintaining its own long-established identity.

South Padre Island

“Hot, unpredictable, outdoorsy, and there is a 100% chance someone is walking around barefoot.”

We're not accepting arguments on this one.

Beach. Sun. Tourism. Water. Outdoor living.

From a real estate perspective, SPI is also fundamentally different from many mainland RGV markets.

Buyers considering South Padre Island real estate may be looking at properties for vacation living, second homes, investment potential or simply the coastal lifestyle.

Brownsville

Brownsville has personality. A lot of it.

Its history, border culture, food and strong local identity make Brownsville impossible to reduce to just another RGV city.

The Brownsville area has also attracted greater attention as economic development and activity surrounding nearby SpaceX and Starbase have placed this corner of the Valley in a much bigger spotlight.

Could it possibly be anyone else?

Starbase represents one of the most unusual developments happening anywhere in South Texas.

SpaceX's presence has brought international attention to an area of the Rio Grande Valley that many people outside South Texas barely knew before.

Big ambitions. Massive attention. Texas-sized expectations.

The Joke Actually Says Something Important About RGV Real Estate

There isn't one single “Rio Grande Valley housing market.”
